Subdivision costs include the cost of consultants to prepare plans and reports (such as surveyors, engineers, planners, bushfire consultants, arborists etc) as well as construction costs (for roads, driveways, drainage and services connections) and statutory fees (such as Council application fees and contributions, fees to service authorities and Land Registry Services)

Depending on your council area and location, several factors could impact whether your land is suitable for subdivision. Most common factors include whether your proposal meets compliance with the minimum required lot size, development permitted within your zoning, easements that may be required over adjoining properties, existing vegetation on the site that may be protected and bushfire restrictions. Most types of subdivision will require a Development Application (DA) lodged with your local council. Typically the first requirement will be a topographical survey which identifies all the levels and features across the site.

- The type of survey required, and amount of detailed information involved.
- The size of the property where the survey is required.
- The type of terrain and vegetation present on the land to be surveyed.
- If there has been any recent survey work done in the area.
- The age of the underlying plan that defines the current boundaries of the land to be surveyed.
