STRATA TITLE
A strata title refers to the ownership of a defined unit (home, town house, commercial shop or warehouse) within a strata plan. The strata plan is the subdivision of the building and the surrounding property into private units and common property, including stairwells, driveways, gardens and paths. Each of these units has a title that is defined in the strata plan.
COMMUNITY TITLE
A community title refers to the ownership of a defined lot within a community plan. The subdivision can fall under a Community Scheme or a Neighbourhood Scheme.
A Community Title subdivision is ideal where there are distinct shared areas such as tennis courts and swimming pools or areas of biodiversity that need conserving. It can also be used where the constraints of a traditional subdivision are too limiting to get the best use of the subject property. Community Title Schemes are also known as Cluster Housing Schemes. Mepstead & Associates have been involved with Community Title Subdivision since they first came into legislation in 1989.
