Project Description

Development Type: Community title subdivision of rural lots

Number of Lots: 7 lots plus one community property lot

Scope: Project management, surveying, planning and engineering design from Development Application to registration

General Overview: Located in the rural area of Maraylya, within the Hills Shire, this subdivision utilised the Cluster subdivision provision, specifically designed for sites with areas of biodiversity significance. The site itself featured two distinct ecologically significant areas, which were incorporated within the community property.

To ensure the preservation and proper management of these areas, a comprehensive Vegetation Management Plan was commissioned. This plan established a five-year program for activities such as weeding, planting, and ongoing maintenance.

In addition to the ecological considerations, a new public road was designed and constructed as part of the project. This road provided improved public access to four adjoining properties that were previously reliant on a narrow lane for entry.

Overall, this successful subdivision project has resulted in the creation of six exclusive rural residential lots in a highly desirable location. The development also offers the added benefit of a spacious shared communal lot, enhancing the appeal and value of the properties.
