Scope: Project management, surveying, planning and civil engineering design for subdivision from DA to completion

General Overview: Clarke Street highlights our successful involvement in another development project that required our expertise in surveying, civil engineering, and project management. Despite the challenges posed by the pandemic, construction material supply issues, and inclement weather conditions, we navigated these obstacles and achieved the timely completion of the project.

Our collaboration with the client began with assisting them in obtaining a Development Consent through the Land & Environment Court, an achievement accomplished within a remarkable six-month timeframe. This early success set the tone for our continued involvement throughout the project’s lifecycle.

The site presented several unique challenges that required careful consideration and strategic solutions. One notable challenge involved incorporating a one-way road circulation system to avoid encroaching on a neighboring property. Additionally, we coordinated with the NBN to relocate a section of cable across the site’s frontage and collaborated with adjoining developers to bring potable water to the site, ensuring smooth utility connections.

To address stormwater management requirements, we designed a temporary on-site detention (OSD) basin that occupied only three future lots out of a total of fifty, minimising the impact on the saleable land while still meeting all necessary regulatory requirements.

Another critical aspect of our work involved designing the internal roads and verges, taking into account the future incorporation of Clarke Street into the planned Hambledon Road extension. This required careful consideration of future levels while accommodating the current road levels for the interim situation.

Mepstead & Associates successfully guided this development project to its completion. We demonstrated our ability to overcome challenges, adapt to unforeseen circumstances, and deliver a successful outcome for our client.
