Development Type: Residential subdivision in Riverstone East Precinct, North West Growth Centre

Number of Lots: 165 lots over 4 properties

Scope: Project management, surveying, planning and civil engineering design for subdivision from DA to completion

General Overview: Mepstead & Associates played a significant role in the creation of numerous residential lots within the Riverstone East Precinct following its rezoning, which included coordinating with multiple landowners during the initial stages of development. Our focus was on ensuring proper alignment and design of Natasha Parade, as well as the establishment of necessary drainage easements. Given that many proposed roads align with existing property boundaries, collaboration was essential to ensure integration between adjoining designs.

In the Riverstone East Precinct, Tallawong Road serves as a major collector road, partially covered under the Section 7.11 Contributions Plan. Due to the area’s undulating topography, the Council’s design for Tallawong Road incorporates modifications to flatten certain rises and falls, enhancing its suitability for higher traffic volumes. In areas with significant changes in levels, the Council assumes responsibility for the cost of road reconstruction. As a result, Tallawong Road comprises both rebuilt sections and temporary segments, creating an interesting challenge.

To connect development sites with the trunk sewer along First Ponds Creek, the provision of several lead-in sewer lines was necessary. Additionally, as the proposed regional basins have not yet been constructed, each subdivision project was required to incorporate temporary on-site detention of stormwater and implement measures for maintaining water quality. Recognising the value of land as a finite resource, we always dedicate considerable effort to minimise the impact area of development sites – while ensuring compliance with regulations pertaining to basin wall depth, required volume retention, and water quality filter media area.

Throughout our involvement in the Riverstone East Precinct, our efforts have contributed to the successful development of residential lots while navigating the unique challenges presented by the site’s topography and infrastructure requirements.
