FEASIBILITY STUDIES
Pre-purchase land feasibility and costing estimates are an essential part of your project. It is important to understand the constraints and opportunities and undertake due diligence before purchasing a development site. Our team review available planning information, investigate the location of existing services to assess the serviceability of a site and whether lead in work will be required and draw on previous experience to provide a thorough assessment of a site’s potential. From this information we can prepare a preliminary lot layout to determine the possible yield if required.
It is always a balance between spending sufficient time during the feasibility stage to avoid pitfalls but avoiding spending too much on sites that may not result in a purchase. Mepstead & Associates work to gain a clear understanding of your goals to ensure that we manage your project specific to your requirements. We consider timing goals, cost considerations and quality assurances and finely balance these in accordance with your key outcomes.
EXECUTING & MONITORING
Project management for subdivisions commences with the initial feasibility, through to the preparation and lodgement of a Development Application, the preparation of designs for construction, the construction process itself and finally the completion of all items required to obtain a Subdivision Certificate and registration to create new titles for sale. From the beginning of the project our team monitors all aspects of the development. At each stage there is a focus on costing and ongoing planning. Coordination of specialists include bushfire, geotechnical, traffic, acoustic, flooding, archaeological, arboricultural and ecological consultants, during the Development Application stage and beyond as required.
Following Development Application approval we liaise with designers for services such as electrical, water, sewer, communications and gas. Prior to construction we can coordinate the tender process and undertake contract management and the role of superintendent once a contract is commenced. We liaise with Council, private certifiers and any other authorities required throughout the development process to ensure that compliance is achieved at the end of the project and delays are avoided This ongoing management also ensures that key milestones are reached and any unscheduled adaptations are continually managed.
